What months do houses sell best?

One often neglected part of selling a home is picking a good time. You want to sell a home when the price is as high as possible but one factor you may want to consider is the best time of year for selling a home. Each season brings with it different weather and this can affect people’s psychological and their mood, which can have a big impact on how they will be in the sales process. For example, rainy days and winter months are known to contribute to depression and sadness due to a dip in serotonin levels caused by a lack of sunshine. This is just one example of how weather can affect mood and these circumstances are more prevalent in certain months of the year. In this article we are going to go over some of the best months to sell a home:

Spring (March-May)


Spring is typically considered the best month to sell a home with the first two weeks of May often being the busiest time. This higher level of competition typically means higher selling prices, more bidding wars, and faster sales. Spring has warm weather, long days and it still gives people time to use the sale as part of their tax refunds.

Summer (June-August)


If you're trying to sell in summer buyers don’t have the rush of trying to get home before they file for taxes but outside of that you still get a lot of benefits. The summer months are warm with a lot of sunshine which will generally make people happier and make the home look more appealing than cold winter weather. You will be able to show the appeal of lawn, plantlife, poolside patio, and other features that you can’t highlight as well in the winter. One downside is that higher temperatures can mean higher showing costs for both air conditioning and summer yard maintenance.

Winter (November-December)


Typically the winter months do not make for very appealing home selling because of the poor weather, especially in colder places like Canada. However, if you are trying to sell a winter home then this might be a good time for you to show your home because the cold weather will highlight the benefits of the home that you can’t demonstrate in the summer. Another benefit is that there is less competition on the market because not many people are selling at this time.
